Can I still stay in my own home whenever I want?
Of course. The difference: you walk in to fresh sheets, a stocked kitchen, and a calendar that’s already cleared around your dates. No coordinating cleaners, no last-minute turnover stress. Family and friends get the same treatment — you just cover the cleaning fee.
What do I actually have to do?
Nothing. We’re full-service. Listings, dynamic pricing, marketing photography, guest communications, cleaning, maintenance, tax filings — all of it. You receive a monthly statement and a deposit. Most owners hear from us only when there’s something genuinely worth their attention.
How and when do I get paid?
Monthly direct deposit with an itemized statement of bookings, fees, and any maintenance line items. Payouts go out within the first week of the following month.
What if something breaks?
We coordinate the repair. Routine fixes (about $250 and under) we handle and bill on the next statement. Anything larger we run by you first with two quotes when possible. We use the same local trade partners across the portfolio, which means same-day response in peak season instead of a week-long wait.
Do I need a special license to short-term rent in Sarasota?
Yes. Sarasota County requires a short-term rental registration plus a state-level Florida DBPR license for transient lodging. Manatee and Pinellas counties have their own. We handle the registrations, renewals, and tax remittance during onboarding.
